Sandy Bay House

Three Level Quality Home

The location affords wonderful views and a sunny aspect; two factors very influential in the final design. The house is planned over three levels with a parent's area on the uppermost floor and children's area plus guest suite on the lower level. The main entry level contains kitchen, dining, lounge and powder room and connects to the carport and deck.

The massing and arrangement of the plan was carefully conceived to deliver a measured response to the stringent Town Planning requirements for the area and to protect privacy between neighbours, whilst importantly also delivering the layering and free-flowing plan desired by the clients.

Materials used include reinforced suspended concrete floors, pre-cast concrete panels, blockwork and steel. High performance glazing, good quality insulation and careful orientation ensure that the residence meets all environmental requirements.

Connection to the deck is via large sliding glass doors opening up to merge indoor and outdoor living areas. There is a large garage and workshop on the lowest level.

This high quality house in Sandy Bay was completed in 2007.
