The vacant site was one of the last remaining in the area, and despite being quite steep, its views and serenity yet proximity to the city centre were winning factors.

Planning of the main floor level comprises the main living spaces connecting to ground via a large deck and arranged in one simple zone orientated to the views and sunshine.

Also on this level are the main and second bedrooms together with toilet, bathroom and laundry.

The study and library are perched in the pitch of the roof - this space is visually connected with the living area but retains a level of privacy.

Rumpus and third bedroom area plus second bathroom are located in the under croft. It has direct access to the ground via folding glass doors and a deck on the Northern side.
